Regulatory At Coast Property Management Centre our expertise in all matters legal and regulatory pertaining to property rental is all part of our service. We keep up to date on the ever changing property management field. We have experience in the court side of property management at the Consumer Trader and Tenancy Tribunal.
Maintenance Coast Property Management Centre is available to tenants 24 hours for repairs. The owner is advised of any repairs or maintenance that are necessary to your property. We do not attend to any repairs until the property owner has been advised.
Inspections We carry out four inspections per year. There are times we will do fewer inspections based on the tenant's payment history and state of the premises during previous inspections. We also like to respect the tenant's privacy. We also do drive past inspections through areas in which we have rental properties to see how lawns are being maintained.
Statutory Disbursements Coast Property Management Centre will arrange payment of your water rates, council rates and body corporate levies. We also arrange for the tenant to pay for water usage directly to the water corporation and the owner only pays the charges. This can only happen if the properties are separately metered. We only collected the water usage at the end of the tenancy therefore you are saving paying commission on the water usage collected and also not having to scan your statements every month to see when the water usage has been reimbursed.
Monthly Statements Coast Property Management Centre prepares your statement every month and sends you a copy via email. Monies are disbursed on the 17th, 27th and end of the month to your nominated bank account.
Arrears Control Coast Property Management Centre provides a daily arrears report which is acted upon immediately.
Rent Review Coast Property Management Centre regularly review the rental market. We assess the rental value of your property taking into account the current rental market including the vacancy rate in the area, the general condition of your property, and the quality and the length of the tenancy.
